Whether your place is a post war rancher under the firs, a waterfront home on Portage Inlet, or a newer townhome near Eagle Creek, the prep is what decides how long the finish lasts.

About View Royal

View Royal is a small town wrapped around water on both sides. Portage Inlet and the Gorge run along its eastern edge, Esquimalt Harbour and View Royal Beach sit to the south, and Thetis Lake Regional Park backs onto it to the north. It also holds some of the oldest standing buildings in western Canada at Craigflower Manor and Schoolhouse, along with the Six Mile Pub, which has been serving since the 1850s. Victoria General Hospital anchors the middle of it. Old bones, plenty of water, and a housing stock that grew up between the two.
Homes and Architecure of View Royal
View Royal’s housing is dominated by the post war decades. Most of the town is 1950s through 1980s: ranchers, split levels and modest two storey family homes in stucco, T111 and cedar, on lots with mature planting and a good deal of tree cover. Along Portage Inlet, Price Bay and the Esquimalt Harbour side you find older waterfront homes and custom rebuilds taking advantage of the outlook. The Island Highway and Eagle Creek corridors have added newer townhome and low rise condo development over the past two decades, built in fibre cement and vinyl. A small number of genuinely historic properties survive near Craigflower.
What that means for a paint job:
- Post war stucco and T111 usually need repair and priming rather than a straight topcoat
- Waterfront properties on the inlet and harbour carry salt on every exterior surface
- Newer townhome and condo developments generally have fixed exterior colour schemes
Weather and how it affects paint in View Royal
View Royal sits inland enough to avoid the worst of the open ocean exposure, but water on two sides still puts salt on anything near Portage Inlet, Price Bay or View Royal Beach. The bigger factor here is tree cover. Second growth fir and cedar across much of the town keep north and east elevations shaded and damp, so moss, algae and mildew build faster than they do on open lots, and wide post war fascia and soffit runs hold moisture through the winter. Summers are warm and dry, giving a dependable exterior window from May into early October.
Permits, bylaws and heritage rules for painting in View Royal
Repainting an existing house in View Royal does not require a building permit. It is treated as maintenance. Three things are worth checking first.
Heritage. View Royal holds some of the region’s most significant early buildings, with Craigflower Manor and Schoolhouse protected under provincial and national designations rather than ordinary municipal rules. The Town also maintains a heritage register covering a small number of local properties. A register listing signals heritage value without restricting alterations, but a formal designation or covenant is binding and exterior work affecting protected features would need a heritage alteration permit. For the overwhelming majority of View Royal homes this simply will not apply.
Stratas and development permit areas. Newer townhome and condo development along the Island Highway and Eagle Creek corridors was approved under development permit areas with form and character guidelines, and those usually carry into strata bylaws governing exterior colour. Owners in those complexes need council approval.
Trees and environmental areas. The Town regulates tree cutting, and properties near Portage Inlet, the Gorge and Thetis Lake may sit within environmentally sensitive or riparian development permit areas. Confirm before clearing or pruning for access.
Internal note: verify against current viewroyal.ca pages and link out. Targets: Building Permits, Tree Bylaw, Heritage Register.
Recent Painting Projects Completed in View Royal

Interior, character home
A 1964 rancher on the Portage Inlet side. Years of moss washed off, soft fascia rebuilt, then repainted in a warm charcoal with soft white trim and a natural cedar entry. The trees had been winning. Not anymore.

Heritage exterior
An older waterfront home near View Royal Beach. Salt scrubbed off, south facing cedar repaired and primed properly, finished in a storm grey with crisp white sash. Built to take what the harbour sends at it.

Mid century exterior

Contemporary rebuild
A new build near Estevan Village, fibre cement and cedar accents, finished in a flat black with a warm white soffit. Modern lines, Oak Bay setting, no argument between the two.

"I would Highly Recommend Pride Painting!"
Their service was very customer oriented from the get go and they communicated well. The painters were professional, well mannered, and relaxed. I felt confident in their abilities and could leave them to their work without concern. I was happy with the result of the painting, save for a couple of minor imperfections which weren’t noticed until the paint had really come together. When I let Pride Painting know of my concerns regarding the imperfections, they took it seriously and, in my perspective, made it a priority to fix without delay. The painters were back quickly, within my availability, and remedied the imperfections. The end result was fantastic. I am very happy with this company, and would absolutely go to them again or recommend them to others.

When prepping a home for residential painters, here are some key points to keep in mind:
- Clear the Area: Remove any furniture, decorations, or obstacles that could hinder the painting process. Clearing the area will provide easy access for the painters and protect your belongings from potential damage.
- Protect Surfaces: Cover or move anything that cannot be removed, such as large furniture or fixtures, to shield them from paint drips or splatters. Use drop cloths, plastic sheets, or painter's tape to protect floors, countertops, windows, and other surfaces not being painted.
- Clean the Surfaces: Ensure that the surfaces to be painted are clean and free of dust, dirt, grease, or other contaminants. Wash the walls with a mild detergent and water, and allow them to dry thoroughly before the painters arrive.
- Repair Any Damage: Inspect walls, ceilings, and other surfaces for cracks, holes, or imperfections. Repair these areas with spackle or putty, and sand them smooth to ensure a high-quality finish.
- Remove Wallpaper or Loose Paint: If wallpaper or loose paint is present, remove it before the painters begin. Properly strip wallpaper or scrape off flaking paint to create a clean, even surface.
- Communicate Your Expectations: Clearly communicate your expectations, color choices, and any specific requirements to the painters. Discuss any concerns or questions to ensure they understand your vision for the project.
- Consider External Factors: If painting the exterior, trim any shrubs, bushes, or tree branches that may obstruct access. Ensure the painters have a clear path and adequate space to work safely.
- Notify Occupants or Neighbors: If you're in a shared building or close to neighbors, notify them in advance. This allows them to take precautions, such as closing windows or moving vehicles.
- Secure Valuable or Fragile Items: Move any valuable or fragile items to a safe location away from the painting area to prevent accidental damage or disruption.
- Plan for Temporary Inconveniences: Be prepared for possible disruptions, such as limited access to certain areas or changes to daily routines. Coordinate with the painters to minimize inconvenience.
By following these preparation steps, you can help ensure a smooth and successful painting process when working with residential painters.
How much does a residential paint job typically cost?
The cost of a residential paint job can vary based on several factors, including the size of the home, the type and quality of paint used, the complexity of the surfaces, and your geographic location. On average, however, you can expect to pay between $2,000 and $5,000 for a standard-sized home.
Please check out this blog and vidoe where we breakdown how much it costs to do interior painting.
How long does a residential paint job usually take?
The duration of a residential paint job depends on factors such as the size of the project and the number of coats required. Typically, it can take anywhere from a few days to a couple of weeks to complete.
Do I need to prepare my walls before painting?
Yes, proper preparation is crucial for achieving a good paint job. You should clean the walls to remove dirt, dust, and grease. If there are any holes or cracks, they should be filled and sanded. Additionally, it's advisable to apply a coat of primer to ensure better adhesion and a smoother finish.
Can I paint over wallpaper?
While it's technically possible to paint over wallpaper, it's generally not recommended. Paint may not adhere properly to the wallpaper surface, leading to a subpar result. It's often better to remove the wallpaper before painting to ensure a smooth and long-lasting finish.
How often should I repaint the interior of my home?
The frequency of repainting depends on several factors, including the quality of the previous paint job, the type of paint used, and the level of wear and tear in your home. On average, interior paint should be refreshed every 5 to 10 years. However, high-traffic areas like hallways and kitchens may require more frequent repainting.
Can I paint in cold or humid weather?
Ideally, painting should be done in moderate temperatures (around 50-85°F or 10-30°C) and when humidity levels are relatively low. Cold or humid weather can affect the drying and curing process of paint, leading to potential issues like poor adhesion or longer drying times. It's best to consult with a professional painter to determine the optimal conditions for your specific project.
Do I need to vacate my home during the painting process?
In most cases, you can remain in your home during a residential paint job. However, it's a good idea to discuss this with your painter, as there may be situations where temporarily vacating the premises is recommended, such as when strong odours or extensive work are involved.
How do you create color schemes, and how can I visualize them for my painting project?
We create color schemes based on expert color theory to ensure a harmonious look for your space. To visualize your own color schemes, we recommend using the Sherwin-Williams Color Tools available here. This tool lets you design and see different color combinations, helping you choose the perfect colors for your project.
