Where Do We Paint in Victoria
Pride Painting’s Victoria office is based in Oak Bay on Beach Drive, minutes from downtown.
We serve all neighbourhoods in Victoria including James Bay, Fairfield, Gonzales, Rockland, Fernwood, Oaklands, North Park, Harris Green, Hillside Quadra, Burnside Gorge, Vic West and Downtown.
Whether your place is an Edwardian with a wraparound porch in James Bay, a Craftsman bungalow off Cook Street Village, or a townhome in Vic West, the prep is what decides how long the finish lasts.
Painting in Victoria is rarely a simple recoat. It means reading a century of previous coats, repairing original trim rather than replacing it, separating a heritage colour scheme properly, and choosing finishes that survive a wet winter and a bright summer. That is the work we do here.

About Victoria

Most Victoria exteriors need attention every 8 to 10 years. Exposed waterfront and south facing elevations often need it in 5 to 7.
Homes and Architecure of Victoria
Victoria has the oldest housing stock in the region by a wide margin. James Bay and Fernwood are full of 1890s to 1912 Queen Anne and Edwardian homes with turned porch posts, shingle detailing, bay windows and four and five colour paint schemes. Fairfield and Gonzales run to 1910s and 1920s Arts and Crafts bungalows. Rockland holds larger estate homes on mature lots. North Park, Hillside Quadra and Burnside Gorge mix pre war cottages with 1950s infill, and Vic West pairs restored character homes with new townhomes. Downtown and Harris Green add masonry, stucco and modern condo exteriors.
What that means for a paint job:
- Multi colour heritage schemes need accurate body, trim, sash and accent separation to read properly
- Pre 1980 homes frequently carry lead based paint under later coats, which changes prep and containment
- Old growth fir trim, cedar shingle, stucco and masonry each need their own coating system
Weather and how it affects paint in Victoria
Victoria is the driest major city on the BC coast, which opens a dependable exterior window from late April to early October, and that window fills up fast. The problem is the other half of the year. Rain from November through February drives into south and west elevations along Dallas Road and Cook Street, while north facing walls under mature chestnut and fir hold damp and grow moss and mildew. Sun exposed elevations fade first, especially deep heritage reds and greens. Close to the water, salt settles on siding and quietly shortens the life of any coating that skipped a proper wash.
Permits, bylaws and heritage rules for painting in Victoria
Repainting an existing house in Victoria does not require a building permit. Regular maintenance that does not change the appearance of a protected building is not something the City needs to approve. Two situations are worth a phone call first.
Heritage Register and designation. Listing a property on the Victoria Heritage Register does not by itself restrict what an owner can do. A formal heritage designation is different, and alterations affecting the designated portions of a building need Council consent through a Heritage Alteration Permit. The City has adopted the Standards and Guidelines for the Conservation of Historic Places in Canada, and it runs grant programs for improvements to heritage designated houses, which is worth knowing before you spend your own money.
Heritage Conservation Areas. Victoria has several, and within most of them a Heritage Alteration Permit is needed for new construction, subdivision, major alterations, and any alteration to a building protected by a designation bylaw, the Register, a covenant, or the HCA schedule. Repainting on its own is not on that list, but if colour is a character defining element on a protected property, confirm with City staff before ordering paint.
Trees and stratas. Victoria protects significant trees, so pruning for access gets cleared first. Strata bylaws often govern exterior colour regardless of what the City allows.
Recent Painting Projects Completed in Victoria

An 1898 Queen Anne in James Bay, four blocks from Dallas Road. Full exterior strip and repair, then a four colour heritage scheme in slate blue, cream, deep ox blood and black. The porch spindles alone took two days.

Heritage exterior
A restored 1912 character home in Fernwood. Cedar shingle body in muted sage with crisp white sash and a mustard front door. The owners wanted period correct and a little bit loud.

Mid century exterior
A 1921 Arts and Crafts bungalow in Fairfield. Interior repaint across the main floor in a soft warm grey, original fir casings and picture rail left untouched. Furniture back in place by Friday.

"I would Highly Recommend Pride Painting!"
Their service was very customer oriented from the get go and they communicated well. The painters were professional, well mannered, and relaxed. I felt confident in their abilities and could leave them to their work without concern. I was happy with the result of the painting, save for a couple of minor imperfections which weren’t noticed until the paint had really come together. When I let Pride Painting know of my concerns regarding the imperfections, they took it seriously and, in my perspective, made it a priority to fix without delay. The painters were back quickly, within my availability, and remedied the imperfections. The end result was fantastic. I am very happy with this company, and would absolutely go to them again or recommend them to others.

When prepping a home for residential painters, here are some key points to keep in mind:
- Clear the Area: Remove any furniture, decorations, or obstacles that could hinder the painting process. Clearing the area will provide easy access for the painters and protect your belongings from potential damage.
- Protect Surfaces: Cover or move anything that cannot be removed, such as large furniture or fixtures, to shield them from paint drips or splatters. Use drop cloths, plastic sheets, or painter's tape to protect floors, countertops, windows, and other surfaces not being painted.
- Clean the Surfaces: Ensure that the surfaces to be painted are clean and free of dust, dirt, grease, or other contaminants. Wash the walls with a mild detergent and water, and allow them to dry thoroughly before the painters arrive.
- Repair Any Damage: Inspect walls, ceilings, and other surfaces for cracks, holes, or imperfections. Repair these areas with spackle or putty, and sand them smooth to ensure a high-quality finish.
- Remove Wallpaper or Loose Paint: If wallpaper or loose paint is present, remove it before the painters begin. Properly strip wallpaper or scrape off flaking paint to create a clean, even surface.
- Communicate Your Expectations: Clearly communicate your expectations, color choices, and any specific requirements to the painters. Discuss any concerns or questions to ensure they understand your vision for the project.
- Consider External Factors: If painting the exterior, trim any shrubs, bushes, or tree branches that may obstruct access. Ensure the painters have a clear path and adequate space to work safely.
- Notify Occupants or Neighbors: If you're in a shared building or close to neighbors, notify them in advance. This allows them to take precautions, such as closing windows or moving vehicles.
- Secure Valuable or Fragile Items: Move any valuable or fragile items to a safe location away from the painting area to prevent accidental damage or disruption.
- Plan for Temporary Inconveniences: Be prepared for possible disruptions, such as limited access to certain areas or changes to daily routines. Coordinate with the painters to minimize inconvenience.
By following these preparation steps, you can help ensure a smooth and successful painting process when working with residential painters.
How much does a residential paint job typically cost?
The cost of a residential paint job can vary based on several factors, including the size of the home, the type and quality of paint used, the complexity of the surfaces, and your geographic location. On average, however, you can expect to pay between $2,000 and $5,000 for a standard-sized home.
Please check out this blog and vidoe where we breakdown how much it costs to do interior painting.
How long does a residential paint job usually take?
The duration of a residential paint job depends on factors such as the size of the project and the number of coats required. Typically, it can take anywhere from a few days to a couple of weeks to complete.
Do I need to prepare my walls before painting?
Yes, proper preparation is crucial for achieving a good paint job. You should clean the walls to remove dirt, dust, and grease. If there are any holes or cracks, they should be filled and sanded. Additionally, it's advisable to apply a coat of primer to ensure better adhesion and a smoother finish.
Can I paint over wallpaper?
While it's technically possible to paint over wallpaper, it's generally not recommended. Paint may not adhere properly to the wallpaper surface, leading to a subpar result. It's often better to remove the wallpaper before painting to ensure a smooth and long-lasting finish.
How often should I repaint the interior of my home?
The frequency of repainting depends on several factors, including the quality of the previous paint job, the type of paint used, and the level of wear and tear in your home. On average, interior paint should be refreshed every 5 to 10 years. However, high-traffic areas like hallways and kitchens may require more frequent repainting.
Can I paint in cold or humid weather?
Ideally, painting should be done in moderate temperatures (around 50-85°F or 10-30°C) and when humidity levels are relatively low. Cold or humid weather can affect the drying and curing process of paint, leading to potential issues like poor adhesion or longer drying times. It's best to consult with a professional painter to determine the optimal conditions for your specific project.
Do I need to vacate my home during the painting process?
In most cases, you can remain in your home during a residential paint job. However, it's a good idea to discuss this with your painter, as there may be situations where temporarily vacating the premises is recommended, such as when strong odours or extensive work are involved.
How do you create color schemes, and how can I visualize them for my painting project?
We create color schemes based on expert color theory to ensure a harmonious look for your space. To visualize your own color schemes, we recommend using the Sherwin-Williams Color Tools available here. This tool lets you design and see different color combinations, helping you choose the perfect colors for your project.
