Townhome Painting Services
Almost every townhome project starts with the same sentence: “and there’s the stairwell, which I can’t reach.”
That’s the thing that makes a townhome different from a flat unit. It’s a multi-level home, so it comes with a staircase, and the wall running alongside it is often two or three storeys of continuous surface with nowhere safe to set a ladder.
Plenty of owners paint the bedrooms themselves and stop at the stairs. That’s a sensible place to stop. It’s also the part that makes the rest of the house look unfinished if it’s the only thing left undone.
Sound familiar?
“Two bedroom townhouse, high ceilings in the stairwells. Looking for an estimate on painting the walls and ceilings that are too high for me, or painting the whole place.”
“We take possession of a three bedroom townhouse on the 1st and would like the interior painted before we move in. Do you have availability that week?”
Both are common, and we handle both. You can hire us for the stairwell and the high walls alone, or for the whole home top to bottom. And if you’ve just bought and haven’t moved in yet, that’s the easiest window there is — see our pre-move-in painting page for how that works.
A townhome is genuinely one of the more satisfying homes to repaint completely, precisely because it’s compact. The whole thing gets done properly in a defined stretch of days, and then it’s finished — rather than a project you chip away at for years.

The Stairwell Is the Reason to Hire Someone
Almost every townhome has one, and it’s the single most common reason owners stop trying to do this themselves.
A three-storey stairwell can mean fifteen to twenty feet of wall height above a sloped, uneven surface. There’s no flat floor for a ladder. The wall is usually one continuous plane, so touch-ups and lap marks show badly. And it’s the first thing anyone sees walking through the door.
Doing it properly needs the right access equipment and someone comfortable working from it. Doing it badly is both dangerous and visible.
The same applies to the other high spots that come with multi-level living:
- Vaulted or sloped living room ceilings
- Two-storey entry foyers
- The upper walls above a staircase landing
- Skylight wells
- Stair railings, spindles and bannisters
If you paint nothing else with a crew, paint the stairwell with one. We’re glad to quote it on its own if the rest is handled.
Doing rooms rather than the whole home? See kitchen and cabinet painting or bathroom painting. Selling? Pre-sale painting covers what’s worth doing before you list.
Townhome Exteriors
Townhome exteriors work differently from a detached house, and it’s worth knowing before you ask for a number.
You’re only paying for exposed walls. An in-between unit shares walls on both sides, so there’s usually just a front and a back to paint. An end unit has a third exposed elevation. That difference is real and it shows up in the price, so tell us which you are.
Your strata may already have decided things for you. On many townhome complexes the exterior is common property, which means colour, product and sometimes the supplier are set by the strata rather than by you. Some stratas supply the paint directly. Check your bylaws before planning anything on the outside of your unit.
Small complexes often organise together. We’re regularly contacted by someone on a four to eight unit townhome strata collecting a quote for trim, fascia, doors or the whole complex on behalf of their neighbours. Happy to quote that way, and happy to break it down per unit and as a whole so it can be taken to a vote. For larger buildings and full complexes, see our strata painting page.
Why Townhome Owners Choose Pride Painting
A whole-home repaint is a bigger commitment than a single room. You want it done in a defined window, done properly, and done by people you’re comfortable having in the house for a few days. Every project starts with a written estimate and a realistic schedule, with the stairwell and any high areas priced as their own line so you can see exactly what they cost. Proper access equipment, floors and stairs protected, and a clean-up at the end of every day.

Reviews from Townhome Owners
KATHRYN SEAKER
“We hired Pride Painting to paint our townhouse from top to bottom. First time we have not done this job ourselves, so we were nervous. From the quote to the painting, everyone was friendly, helpful, and professional. The painting team did a fantastic job — with the filling, sanding, and painting they did to get everything perfect — our walls look brand new.”
SABINA CHOI
“Nacho from Pride Painting did an excellent job painting our townhome walls and ceilings. Very professional, punctual, hard working and friendly. He covered the working area and left the area clean when finished. Our walls and ceilings look exactly how we wanted! We are so happy with the quality of their work and service.”
CAROLE PORTER
“Pride Painting did a great job of painting my townhouse. Their advice on the type of paint to use, the finish, and the colour was excellent. The painters were efficient and very professional. This was the second time I’ve hired Pride Painting, and I highly recommend them.”
BROCK WAKELAM
“Robert and his guys did our whole townhome inside and did a spectacular job. There were also changes made in the middle of the job and they were always very fair and transparent with pricing.”
BILL MURPHY
“We recently had our townhome painted and contracted Jack from Pride to do the job after reviewing other companies. The crew were professional and tidy and on time everyday as well worked as a tight cohesive team, we were very impressed. The colour changes he helped us choose is the envy of the neighbourhood.”
JASON DELANEY
“Had the pleasure of Pride Painting to paint my new town home, great service by Joe the painter. Great team, last minute requests accommodated.”
How Much Does It Cost to Paint a Townhome?
Levels matter more than square footage. A 1,400 square foot townhome across three floors prices differently from the same area on one level — more stairs, more transitions, more setup and takedown, more separate rooms.
Most townhomes we paint on the Island sit around 1,200 square feet, though we’ve done everything from 400 to 2,650. What moves the number: the number of levels, whether the stairwell and any vaulted areas are included, ceilings, trim and doors, the number of colours, wall condition, and whether the home is occupied or empty.
We separate the options in the estimate, so you can see what including the stairwell, the ceilings or the garage actually adds before you commit to it.

Living There, or Painting It Empty?
Nearly a third of the townhome enquiries we get come from someone who has just bought and hasn’t moved in yet. That’s not a coincidence — an empty townhome is by far the easiest version of this job. No furniture to move, continuous access across all three floors, and your belongings go straight into finished rooms rather than being shifted twice.
If you’re in that window, tell us your possession and moving dates early and we’ll tell you honestly whether the scope fits. Our pre-move-in painting page covers how we plan those projects, including for buyers still living off-Island.
If you already live there, that’s completely normal too. We typically work floor by floor so there’s always a finished level to retreat to, and we keep the noisy preparation concentrated rather than spread across every day — which your neighbours through the shared wall will appreciate as much as you will.
Selling instead? A neutral, consistent repaint of the entry, stairwell and main living area is one of the higher-return presentation items before listing, since those three things are what every buyer sees in the first ninety seconds.
Our Townhome Painting Process
- Tell us about the home — address, square footage, how many levels, and whether the stairwell is included
- We review the scope — walls, ceilings, trim, doors, closets, railings, garage, and the access approach for the stairwell
- We finalise colours — flow matters more here, since the stairwell connects every floor visually
- We build the schedule — floor by floor if you’re living there, or straight through if it’s empty
- We prep, protect and paint — floors, stairs and railings covered, safe access set up for the high work
- We do a final walkthrough — level by level, before we close the project out

Before the Stairwell Wins Another Year…
Every townhome owner has a version of the same list. The entry that’s been scuffed since the second week. The stairwell nobody can reach. The accent wall inherited from someone with different taste. The hallway with the corner ding from moving day.
None of it is urgent. That’s the problem — it’s a list of things that never quite become the thing you deal with this weekend.
The alternative is one defined stretch of days where somebody comes in, does all of it properly including the parts you can’t reach, and then it’s genuinely finished.
Send us the address, how many levels, and what you’re thinking of including. We’ll tell you what’s realistic, what it costs and how long it takes.
No inflated promises. No pressure to paint things that don’t need painting. Just a clear conversation about your home and the best way to get it done.
One Project. Then It’s Done.

Frequently Asked Questions
Can you paint the stairwell? I can’t reach it.
Yes, and it’s the most common reason townhome owners call us. Stairwells need proper access equipment set up safely on stairs, which is exactly the part that isn’t worth improvising at home. We include it as a separate line in the estimate so you can see what it costs, and we’re happy to quote it on its own if you’re painting the rest yourself.
How much does it cost to paint a townhome?
It depends on the number of levels, which surfaces are included, the number of colours and the condition of the walls. Levels affect the price more than square footage does — three floors means more stairs, transitions and setup than the same area on one level. We provide a written estimate with the stairwell, ceilings, trim and garage separated out so you can see what each choice costs.
Do I need strata approval to paint inside my townhome?
Generally not for the interior of your own unit. Exterior siding, the outside of your front door, garage doors and fences are usually common property and a strata decision. Townhome stratas vary more than apartment ones do, so check your bylaws before planning anything on the outside.
Do you paint the attached garage and the deck?
Yes, both come up regularly on townhome projects and both are quoted as separate line items. Garage interiors are straightforward. Decks depend on the current condition and what’s already on them, so we’d want to look before pricing.
Can I stay in my townhome while you paint?
Yes. We typically work floor by floor so there’s always a finished level available. It moves faster in an empty home, but living in it is normal and workable. Filling and sanding are audible through a shared wall, so we keep the noisy preparation concentrated and work within normal hours.
