About Saanich

Saanich is the largest municipality in Greater Victoria and the least uniform, which makes it interesting to paint. It stretches from the Gorge waterway and Tillicum out to Cadboro Bay and Cordova Bay, taking in Mount Douglas, Mount Tolmie, Swan Lake and the trails around Elk and Beaver Lake along the way. Gordon Head filled in around the University of Victoria, Broadmead arrived decades later, and Prospect Lake still feels semi rural. One municipality, dozens of housing eras, and a lot of mature tree canopy sitting over all of it.
Homes and Architecure of Saanich
Pride Painting’s Victoria office is based in Oak Bay on Beach Drive, a short drive from every corner of Saanich.
We serve all neighbourhoods in Saanich including Gordon Head, Cadboro Bay, Cordova Bay, Broadmead, Royal Oak, Shelbourne, Mount Tolmie, Quadra, Tillicum, Gorge, Swan Lake, Strawberry Vale, Interurban and Prospect Lake.
Whether your place is a split level under the firs in Gordon Head, a 1990s family home in Broadmead, or a rancher with a view over Cordova Bay, the prep is what decides how long the finish lasts.
Painting in Saanich is rarely a simple recoat. It means washing off years of shade and moss, repairing fascia before it gets expensive, respecting the tree bylaw, and picking a system that suits whichever decade your house was built in. That is the work we do here.

Weather and how it affects paint in Saanich
Saanich shares Victoria’s dry summer window, roughly late April into early October, but the tree cover changes the picture. Mature Douglas fir and cedar across Gordon Head, Broadmead and Prospect Lake keep north and east elevations shaded and damp well into spring, so moss, algae and mildew build faster here than closer to the water. Winter rain from November through February finds its way into wide unsealed fascia and soffit runs. Meanwhile the open south facing slopes on Mount Tolmie and Cordova Bay take a full UV load and fade first. Prep and washing matter more in Saanich than almost anywhere in the region.
Permits, bylaws and heritage rules for painting in Saanich
Repainting an existing house in Saanich does not require a building permit. It is treated as maintenance. Three things are worth checking before work starts.
Heritage. Saanich maintains a Community Heritage Register and has a number of designated properties, mostly older farmhouses and estate homes in Cadboro Bay, Gorge and the rural north. A Register listing signals heritage value without restricting alterations. A formal designation or covenant is binding, and exterior changes affecting protected features go through a Heritage Alteration Permit. Routine maintenance is generally exempt.
Trees. This is the one that catches people in Saanich. The District has one of the stronger tree protection bylaws in the region, and pruning or removing a protected tree without a permit carries real penalties. If access for ladders, staging or a lift means cutting anything back, that gets cleared with Saanich first.
Stratas and development permit areas. Townhome and duplex complexes across Broadmead, Royal Oak and Uptown often have exterior colour schemes locked in by strata bylaws or by the form and character guidelines attached to their development permit area. Check before you commit to a colour.
Recent Painting Projects Completed in Saanich

Interior, character home
A 1968 split level in Gordon Head, backing onto the Mount Doug trails. Full exterior wash, fascia repair and a repaint in warm charcoal with soft white trim and a cedar stained entry. Fifteen years of moss gone in a weekend.

Heritage exterior
A waterfront rancher in Cordova Bay. South facing cedar siding taken back and finished in a solid stain built for full sun, with white trim and a deep blue door. The view got the credit but the finish did the work.

Mid century exterior
A 1994 family home in Broadmead. Interior repaint across 3,200 square feet in a light greige, with vaulted ceilings cut in by hand. Six days, one crew, and every closet done.

Contemporary rebuild
A new build near Estevan Village, fibre cement and cedar accents, finished in a flat black with a warm white soffit. Modern lines, Oak Bay setting, no argument between the two.

"I would Highly Recommend Pride Painting!"
Their service was very customer oriented from the get go and they communicated well. The painters were professional, well mannered, and relaxed. I felt confident in their abilities and could leave them to their work without concern. I was happy with the result of the painting, save for a couple of minor imperfections which weren’t noticed until the paint had really come together. When I let Pride Painting know of my concerns regarding the imperfections, they took it seriously and, in my perspective, made it a priority to fix without delay. The painters were back quickly, within my availability, and remedied the imperfections. The end result was fantastic. I am very happy with this company, and would absolutely go to them again or recommend them to others.

When prepping a home for residential painters, here are some key points to keep in mind:
- Clear the Area: Remove any furniture, decorations, or obstacles that could hinder the painting process. Clearing the area will provide easy access for the painters and protect your belongings from potential damage.
- Protect Surfaces: Cover or move anything that cannot be removed, such as large furniture or fixtures, to shield them from paint drips or splatters. Use drop cloths, plastic sheets, or painter's tape to protect floors, countertops, windows, and other surfaces not being painted.
- Clean the Surfaces: Ensure that the surfaces to be painted are clean and free of dust, dirt, grease, or other contaminants. Wash the walls with a mild detergent and water, and allow them to dry thoroughly before the painters arrive.
- Repair Any Damage: Inspect walls, ceilings, and other surfaces for cracks, holes, or imperfections. Repair these areas with spackle or putty, and sand them smooth to ensure a high-quality finish.
- Remove Wallpaper or Loose Paint: If wallpaper or loose paint is present, remove it before the painters begin. Properly strip wallpaper or scrape off flaking paint to create a clean, even surface.
- Communicate Your Expectations: Clearly communicate your expectations, color choices, and any specific requirements to the painters. Discuss any concerns or questions to ensure they understand your vision for the project.
- Consider External Factors: If painting the exterior, trim any shrubs, bushes, or tree branches that may obstruct access. Ensure the painters have a clear path and adequate space to work safely.
- Notify Occupants or Neighbors: If you're in a shared building or close to neighbors, notify them in advance. This allows them to take precautions, such as closing windows or moving vehicles.
- Secure Valuable or Fragile Items: Move any valuable or fragile items to a safe location away from the painting area to prevent accidental damage or disruption.
- Plan for Temporary Inconveniences: Be prepared for possible disruptions, such as limited access to certain areas or changes to daily routines. Coordinate with the painters to minimize inconvenience.
By following these preparation steps, you can help ensure a smooth and successful painting process when working with residential painters.
How much does a residential paint job typically cost?
The cost of a residential paint job can vary based on several factors, including the size of the home, the type and quality of paint used, the complexity of the surfaces, and your geographic location. On average, however, you can expect to pay between $2,000 and $5,000 for a standard-sized home.
Please check out this blog and vidoe where we breakdown how much it costs to do interior painting.
How long does a residential paint job usually take?
The duration of a residential paint job depends on factors such as the size of the project and the number of coats required. Typically, it can take anywhere from a few days to a couple of weeks to complete.
Do I need to prepare my walls before painting?
Yes, proper preparation is crucial for achieving a good paint job. You should clean the walls to remove dirt, dust, and grease. If there are any holes or cracks, they should be filled and sanded. Additionally, it's advisable to apply a coat of primer to ensure better adhesion and a smoother finish.
Can I paint over wallpaper?
While it's technically possible to paint over wallpaper, it's generally not recommended. Paint may not adhere properly to the wallpaper surface, leading to a subpar result. It's often better to remove the wallpaper before painting to ensure a smooth and long-lasting finish.
How often should I repaint the interior of my home?
The frequency of repainting depends on several factors, including the quality of the previous paint job, the type of paint used, and the level of wear and tear in your home. On average, interior paint should be refreshed every 5 to 10 years. However, high-traffic areas like hallways and kitchens may require more frequent repainting.
Can I paint in cold or humid weather?
Ideally, painting should be done in moderate temperatures (around 50-85°F or 10-30°C) and when humidity levels are relatively low. Cold or humid weather can affect the drying and curing process of paint, leading to potential issues like poor adhesion or longer drying times. It's best to consult with a professional painter to determine the optimal conditions for your specific project.
Do I need to vacate my home during the painting process?
In most cases, you can remain in your home during a residential paint job. However, it's a good idea to discuss this with your painter, as there may be situations where temporarily vacating the premises is recommended, such as when strong odours or extensive work are involved.
How do you create color schemes, and how can I visualize them for my painting project?
We create color schemes based on expert color theory to ensure a harmonious look for your space. To visualize your own color schemes, we recommend using the Sherwin-Williams Color Tools available here. This tool lets you design and see different color combinations, helping you choose the perfect colors for your project.
