Painting to Get It Listed
There’s a listing date, and it isn’t moving.
That’s what makes painting before a sale different from painting because you’d like a change. The photographer is booked. The agent has a plan. The paint has to be finished, dry and cleaned up before any of that happens.
The good news is that pre-sale painting is usually a smaller job than people expect. It’s rarely the whole house. It’s the rooms a buyer forms an opinion in, done neutrally, done quickly.
Two we hear constantly:
“The house is empty and listed. I’d like a quote to paint the walls, all one colour, before the photos are taken.”
“Our realtor suggested fresh paint before we list. What’s actually worth doing, and what isn’t?”
Both are the right questions. We’ll give you a straight answer on the second one — including telling you when something doesn’t need painting, because a quote that pads the scope isn’t much use when you’re trying to spend as little as possible before a sale.
And if you’ve just bought rather than sold, our pre-move-in painting page covers the other side of the same move.

What’s Actually Worth Painting
Buyers form an opinion in the first ninety seconds, and mostly in the same few places:
- Entry, hallway and stairwell — the first thing anyone sees, and usually the most scuffed
- Main living areas — where a bold or dated colour costs you the most
- Trim, doors and baseboards — tired trim reads as a tired house even when the walls are fine
- Curb appeal — front door, window trim, fascia and the deck
Go neutral, and go one colour. A single light neutral throughout is the most common pre-sale request we get, and it’s the right one. It photographs well, it doesn’t compete with staging, and it lets a buyer imagine their own furniture in the room. It’s also the fastest and cheapest option, because there’s no cutting between colours.
Sometimes it’s touch-ups, not a repaint. Filling nail holes, patching where pictures hung, and matching the existing colour is often all a well-kept house needs. If that’s your situation we’ll say so rather than quoting a full repaint.
Decks and exterior touch-ups come up constantly alongside a sale, and they’re worth asking about — a flaking deck is one of the more noticeable things in a listing photo. See exterior painting for the full scope, or heritage home painting if you’re selling an older character property.
Dark or dated kitchen cabinets are one of the highest-impact things you can change before listing, and often cheaper than buyers assume.

Reviews from Sellers & Realtors
TRACY KEENAN-WHYTE, REALTOR
“In my role as a residential realtor, I often get asked for referrals to varying types of home contractors. Recently Mill Bay clients asked for a painting referral. I sent them Robert. This was a massive job, with vaulted ceilings, dark colours to go over and huge rooms. Robert proceeded to do an exemplary job. Started and finished on time, stuck to his quote and they loved the end result! I would refer Robert out again in a heartbeat!”
CHUM CHUMUS
“We had our entry, hallway, living room and bathrooms painted in anticipation of listing our home for sale. I was 36 weeks pregnant when I first contacted the company and appreciated their efforts to get the job done before my due date. The painters were on time, courteous, friendly and efficient. The whole job — prep, filling, sanding, painting, clean up — took less than 3 days! Surely it would have taken us weeks!”
SIMON LAI
“I recently had my parent’s house painted by Pride Painting, they were simply outstanding as I was in a bit of a hurry listing their house for sale. They were quick to set up an estimate for me and their pricing was fair and really helped me get it painted before the house went on market. I would highly recommend Pride Painting to all our family and friends!”
What Does Pre-Sale Painting Cost?
Usually less than people expect, because pre-sale scopes are narrower. A single neutral colour across the main living areas is far quicker than a full multi-colour repaint, and an empty house is quicker again — no furniture to move, protect or work around.
What moves the price: how many rooms, whether ceilings and trim are included, wall condition and how much filling is needed, and whether exterior touch-ups or a deck are part of it. Tell us your listing date at the same time and we’ll price it against the window you actually have.

Empty House? Out of Town? Realtor?
A lot of pre-sale painting happens in houses nobody is living in, often with an owner who has already moved away. That’s routine for us.
We can quote from a listing. Send the MLS or realtor link, photos, a floor plan or a 3D virtual walkthrough and we can start the conversation without you being there. An on-site review is still needed to confirm the final scope and price, but the planning doesn’t have to wait.
Lockbox and agent access are fine. If your realtor is holding the keys, we’ll coordinate with them directly.
Realtors are welcome to get in touch on a client’s behalf. Several of our pre-sale projects come through agents and their assistants, and we’re happy to deal with you rather than the seller if that’s simpler.
Selling a rental? The window after tenants move out and before listing is the easiest time to paint. Our basement suite painting page covers turnovers in more detail.
Selling a condo or townhome? See condo painting or townhome painting for what’s specific to those.
Our Pre-Sale Painting Process
- Send us the property and your listing date — a listing link, photos or a floor plan is plenty to start
- We tell you honestly whether it fits — and what to prioritise if the window is tight
- We keep the scope to what matters — the rooms that affect a buyer’s first impression, not the whole house
- We agree a neutral colour — one that photographs well and won’t fight your staging
- We prep and paint — filling, sanding, repairs and a clean finish
- We finish photo-ready — cleaned up and out of the way before the photographer arrives

Frequently Asked Questions
Is it worth painting before selling a house?
Usually, for the rooms buyers judge first — entry, stairwell and main living areas — and particularly if the current colours are dark, bold or dated. It’s one of the lower-cost presentation jobs and it appears in every listing photo. It’s less often worth repainting the whole house. We’ll tell you which situation you’re in.
What colour should I paint before listing?
A light neutral, and ideally the same one throughout. It photographs well, doesn’t compete with staging, and lets buyers picture their own things in the room. One colour everywhere is also the quickest and least expensive option, since there’s no cutting between colours.
Can you quote from the MLS listing? The house is empty and I’ve moved.
Yes. Send the listing link, photos, a floor plan or a 3D walkthrough and we can start from that. An on-site review is still needed to confirm the final scope and price, but you don’t need to be in the province to get things moving. Lockbox or realtor access is no problem.
How fast can you get it done before my listing date?
Pre-sale scopes are usually small enough to move quickly, and an empty house is quicker still. Give us your listing date in your first message and we’ll tell you plainly whether it fits — and if it’s tight, which rooms to prioritise.
I’m a realtor. Can I arrange this for my client?
Yes, and several of our pre-sale projects come through agents. We’re happy to coordinate with you directly on access, scope and timing.
