Where Do We Paint in Oak Bay
Pride Painting’s Victoria Office is based in Oak Bay on Beach drive.
We serve all neighbourhoods in Oak Bay including including; South Oak Bay, North Oak Bay, Uplands, Estevan, Henderson and Gonzales.
Painting in Oak Bay is rarely a simple recoat. It means matching original trim profiles, working around protected oaks, handling salt exposure a few blocks from the water, and choosing colours that hold their own on a street where every house has an opinion. That is the work we do here.

About Oak Bay

Oak Bay homes have character, and character takes care. Century old Craftsman trim, Uplands stucco and half timbering, cedar clad mid century ranchers, and a salt breeze off Haro Strait that works on a paint film year round. Pride Painting handles interior and exterior painting across Oak Bay, from the Village to the Uplands.
Most Oak Bay exteriors need attention every 8 to 10 years. Exposed waterfront and south facing elevations often need it in 5 to 7.
Homes and Architecure of Oak bay
Oak Bay’s housing stock is unusually old for the region, and unusually varied. In the Uplands you find 1910s to 1930s Tudor Revival, Arts and Crafts and Colonial Revival homes on large landscaped lots, many with stucco and half timbering, cedar shingle, deep eaves and multi pane wood windows. Around Willows Beach and Estevan Village the story is Craftsman bungalows and post war cottages, most of them under 2,000 square feet with generous porches and trim detail. South Oak Bay along Beach Drive mixes 1920s character homes with newer waterfront rebuilds. Up the Gonzales slope you get 1950s and 1960s ranchers and West Coast modern post and beam, with cedar siding, exposed beams and big glass.
Newer contemporary infill is appearing across the district too, usually fibre cement siding with dark window frames and a restrained colour palette.
Why it matters for painting (use as a follow on paragraph or bullets):
- Older wood trim, sash windows and fascia need proper prep and repair, not just a coat over top
- Homes built before the late 1970s may carry lead based paint, which changes how we sand and contain the work site
- Stucco, cedar shingle, fibre cement and old growth fir each take a different coating system
- Heritage colour schemes usually run three or four colours across body, trim, sash and door
Weather and how it affects paint in Oak Bay
Oak Bay sits in one of the driest pockets on the BC coast, which is good news for exterior painting and bad news for scheduling. The reliable dry window runs roughly late April through early October, with July to September being ideal. It is a short season in a neighbourhood with a lot of houses, so exterior work books up early.
The rest of the year brings steady rain from November through February, and that is where paint failure starts. North facing walls under mature oak and fir canopy hold moisture and grow moss and mildew. South and west elevations take the UV load and fade first, especially in deep colours. And if you are anywhere near Beach Drive, Cattle Point, Willows or the Marina, salt carried off the water settles on siding and trim and shortens the life of a coating that was not washed and prepped properly.
Practical guidance line:
Most Oak Bay exteriors need attention every 8 to 10 years. Exposed waterfront and south facing elevations often need it in 5 to 7.
Permits, bylaws and heritage rules for painting in Oak bay
Repainting an existing house in Oak Bay does not require a building permit. The District treats routine maintenance and repair, including repainting, as work an owner can carry out at their own discretion. There are three situations worth checking before you pick a colour.
Heritage properties. Oak Bay maintains a Community Heritage Register, and a number of properties are formally heritage designated by bylaw. A Register listing on its own signals heritage value without restricting what you do. A formal designation, a heritage covenant, or a property inside a Heritage Conservation Area is different: exterior alterations affecting character defining elements need a Heritage Alteration Permit from the District. Routine maintenance and repair are generally exempt, but if your colour scheme or finish is part of what the designation protects, a quick call to Oak Bay Planning is worth the five minutes.
The Uplands. Under the Uplands Regulations Bylaw, building permit applications involving exterior work in the Uplands need District approval, and the Uplands Design Guidelines apply, including a materials and colours checklist for design review. Repainting alone does not trigger this. If painting is part of a larger exterior renovation or addition, your colour and material selections may come under review.
Trees. Oak Bay protects Garry oaks and other significant trees under its tree bylaw. If access for ladders or lifts would mean pruning, that gets cleared with the District first, not with a pole saw.
Stratas. Townhome and duplex owners should check their strata bylaws, which often govern exterior colours and finishes regardless of what the District allows.
Note for you, not for the page: verify each of these against the current District of Oak Bay pages before publishing, and link out to the source pages. Accurate outbound links to oakbay.ca help credibility and they age well. Suggested links: Building Permits, Zoning and Land Use, Community Heritage Register, Tree Bylaw.
Recent Painting Projects Completed in Oak Bay

Interior, character home
Interior refresh in a 1930s Uplands Tudor. Warm white on 2,800 square feet of main floor walls and ceilings, with the original stained fir mouldings and staircase left exactly as they were. Five days, one crew, and no dust in the dining room.

Heritage exterior
A 1912 Craftsman two blocks off Willows Beach, taken back to sound wood and finished in a deep heritage green with cream sash and a black front door. The owners wanted a scheme that looked like it belonged on the street in 1912 and still stopped people on their way to the beach.

Mid century exterior
A 1962 West Coast modern on the Gonzales slope. Cedar siding stripped, repaired and finished in a charcoal solid stain, with the warm cedar soffits kept natural. Big glass, big trees, and a lot more contrast than it started with.

Contemporary rebuild
A new build near Estevan Village, fibre cement and cedar accents, finished in a flat black with a warm white soffit. Modern lines, Oak Bay setting, no argument between the two.

"I would Highly Recommend Pride Painting!"
Their service was very customer oriented from the get go and they communicated well. The painters were professional, well mannered, and relaxed. I felt confident in their abilities and could leave them to their work without concern. I was happy with the result of the painting, save for a couple of minor imperfections which weren’t noticed until the paint had really come together. When I let Pride Painting know of my concerns regarding the imperfections, they took it seriously and, in my perspective, made it a priority to fix without delay. The painters were back quickly, within my availability, and remedied the imperfections. The end result was fantastic. I am very happy with this company, and would absolutely go to them again or recommend them to others.

When prepping a home for residential painters, here are some key points to keep in mind:
- Clear the Area: Remove any furniture, decorations, or obstacles that could hinder the painting process. Clearing the area will provide easy access for the painters and protect your belongings from potential damage.
- Protect Surfaces: Cover or move anything that cannot be removed, such as large furniture or fixtures, to shield them from paint drips or splatters. Use drop cloths, plastic sheets, or painter's tape to protect floors, countertops, windows, and other surfaces not being painted.
- Clean the Surfaces: Ensure that the surfaces to be painted are clean and free of dust, dirt, grease, or other contaminants. Wash the walls with a mild detergent and water, and allow them to dry thoroughly before the painters arrive.
- Repair Any Damage: Inspect walls, ceilings, and other surfaces for cracks, holes, or imperfections. Repair these areas with spackle or putty, and sand them smooth to ensure a high-quality finish.
- Remove Wallpaper or Loose Paint: If wallpaper or loose paint is present, remove it before the painters begin. Properly strip wallpaper or scrape off flaking paint to create a clean, even surface.
- Communicate Your Expectations: Clearly communicate your expectations, color choices, and any specific requirements to the painters. Discuss any concerns or questions to ensure they understand your vision for the project.
- Consider External Factors: If painting the exterior, trim any shrubs, bushes, or tree branches that may obstruct access. Ensure the painters have a clear path and adequate space to work safely.
- Notify Occupants or Neighbors: If you're in a shared building or close to neighbors, notify them in advance. This allows them to take precautions, such as closing windows or moving vehicles.
- Secure Valuable or Fragile Items: Move any valuable or fragile items to a safe location away from the painting area to prevent accidental damage or disruption.
- Plan for Temporary Inconveniences: Be prepared for possible disruptions, such as limited access to certain areas or changes to daily routines. Coordinate with the painters to minimize inconvenience.
By following these preparation steps, you can help ensure a smooth and successful painting process when working with residential painters.
How much does a residential paint job typically cost?
The cost of a residential paint job can vary based on several factors, including the size of the home, the type and quality of paint used, the complexity of the surfaces, and your geographic location. On average, however, you can expect to pay between $2,000 and $5,000 for a standard-sized home.
Please check out this blog and vidoe where we breakdown how much it costs to do interior painting.
How long does a residential paint job usually take?
The duration of a residential paint job depends on factors such as the size of the project and the number of coats required. Typically, it can take anywhere from a few days to a couple of weeks to complete.
Do I need to prepare my walls before painting?
Yes, proper preparation is crucial for achieving a good paint job. You should clean the walls to remove dirt, dust, and grease. If there are any holes or cracks, they should be filled and sanded. Additionally, it's advisable to apply a coat of primer to ensure better adhesion and a smoother finish.
Can I paint over wallpaper?
While it's technically possible to paint over wallpaper, it's generally not recommended. Paint may not adhere properly to the wallpaper surface, leading to a subpar result. It's often better to remove the wallpaper before painting to ensure a smooth and long-lasting finish.
How often should I repaint the interior of my home?
The frequency of repainting depends on several factors, including the quality of the previous paint job, the type of paint used, and the level of wear and tear in your home. On average, interior paint should be refreshed every 5 to 10 years. However, high-traffic areas like hallways and kitchens may require more frequent repainting.
Can I paint in cold or humid weather?
Ideally, painting should be done in moderate temperatures (around 50-85°F or 10-30°C) and when humidity levels are relatively low. Cold or humid weather can affect the drying and curing process of paint, leading to potential issues like poor adhesion or longer drying times. It's best to consult with a professional painter to determine the optimal conditions for your specific project.
Do I need to vacate my home during the painting process?
In most cases, you can remain in your home during a residential paint job. However, it's a good idea to discuss this with your painter, as there may be situations where temporarily vacating the premises is recommended, such as when strong odours or extensive work are involved.
How do you create color schemes, and how can I visualize them for my painting project?
We create color schemes based on expert color theory to ensure a harmonious look for your space. To visualize your own color schemes, we recommend using the Sherwin-Williams Color Tools available here. This tool lets you design and see different color combinations, helping you choose the perfect colors for your project.
