Had a small job that Pride Painting was willing to take on. Quote was reasonable, and we were given a time when the job could be done. The painter got on with the job after explaining his process, and the job was completed on time. The final price matched the original quote.

Everyone we dealt with at Pride Painting from the estimator, to the painters, and the manager were extremely professional, competent, polite, and courteous. They exceeded our expectations in every way and we couldn't be happier with the entire experience. Also, we shopped around and we found their pricing to be very fair. We will be using them again to paint the exterior of our home. Thank you to everyone at Pride Painting!

Where Do We Paint in Metchosin

Pride Painting’s Victoria office is based in Oak Bay on Beach Drive, and we take on rural West Shore work regularly.

We serve all of Metchosin including Happy Valley, Rocky Point, Albert Head, William Head, Taylor Beach, Pedder Bay, Witty’s Lagoon and the surrounding acreages.

Whether your place is a post and beam under the firs, a working farmhouse with a hundred years of additions, or a contemporary build looking out at the strait, the prep is what decides how long the finish lasts.

Painting in Metchosin is rarely a simple recoat. It means matching stain systems to natural wood, planning prep around well water and gravel access, handling barns and outbuildings alongside the house, and choosing finishes that survive both salt wind and deep shade. That is the work we do here.

About Metchosin

Metchosin sooke potholes

Metchosin is the rural edge of Greater Victoria and it looks nothing like its neighbours. Roughly five thousand people spread across farmland, forest and shoreline, with Witty’s Lagoon, Devonian Regional Park, Albert Head and the wild water at Race Rocks defining its coast. Properties are measured in acres rather than lots, driveways are long, and outbuildings often outnumber houses. Homes here were built one at a time to suit their setting rather than a subdivision plan, which means every painting project in Metchosin is genuinely its own project.

Homes and Architecure of Metchosin

There is no dominant style in Metchosin, which is exactly the point. Custom homes on acreage make up most of the housing, ranging from 1970s West Coast post and beam with cedar siding and exposed beams, through working farmhouses with a century of additions, to contemporary architect designed builds taking advantage of ocean and valley views. Cedar, fir, board and batten and natural stains are far more common here than in the suburban municipalities, and vinyl is rare. Barns, workshops, garages, studios and equipment sheds are a normal part of a property, and they usually need attention at the same time as the house.

What that means for a paint job:

  • Natural cedar and fir finishes need stain systems and refresh cycles, not standard exterior paint
  • Outbuildings, barns and fencing are often part of the same scope as the house
  • Rural properties may have limited water pressure or well supply, which affects wash and prep planning
Weather and how it affects paint in Metchosin

Metchosin catches more weather than the sheltered eastern side of the region and it catches it from two directions. Properties near Witty’s Lagoon, Taylor Beach and Albert Head take salt and hard wind straight off Juan de Fuca Strait, while inland properties sit under heavy second growth fir and cedar that keeps north elevations shaded, damp and prone to moss and algae well into spring. Rainfall runs higher here than in Victoria proper. Summers are dry and bright, giving a workable exterior window from May into September, and that dry season is also when access on gravel driveways and steep sites is easiest.

Permits, bylaws and heritage rules for painting in Metchosin

Repainting an existing house in Metchosin does not require a building permit. Maintenance is maintenance, and there is no heritage conservation area or design review that governs residential colour choice here. Three practical considerations matter more than paperwork.

Trees and land use. Metchosin’s identity is built on rural and environmental protection, and the District regulates tree cutting and land alteration accordingly. Many properties also sit within environmentally sensitive or riparian development permit areas near watercourses and shoreline. Painting itself is not an issue, but if a project involves clearing for access, staging near a creek, or anything beyond the house footprint, confirm with the District first.

Wildfire interface. A lot of Metchosin sits in the wildland urban interface. Owners are increasingly choosing exterior products and maintenance schedules with fire resilience in mind, and it is worth factoring into material decisions.

Water and site access. Many properties are on well water. Pressure washing and prep need planning around supply, and long or steep gravel driveways affect equipment access.

"I would Highly Recommend Pride Painting!"

Their service was very customer oriented from the get go and they communicated well. The painters were professional, well mannered, and relaxed. I felt confident in their abilities and could leave them to their work without concern. I was happy with the result of the painting, save for a couple of minor imperfections which weren’t noticed until the paint had really come together. When I let Pride Painting know of my concerns regarding the imperfections, they took it seriously and, in my perspective, made it a priority to fix without delay. The painters were back quickly, within my availability, and remedied the imperfections. The end result was fantastic. I am very happy with this company, and would absolutely go to them again or recommend them to others.

When prepping a home for residential painters, here are some key points to keep in mind:
    1. Clear the Area: Remove any furniture, decorations, or obstacles that could hinder the painting process. Clearing the area will provide easy access for the painters and protect your belongings from potential damage.
    2. Protect Surfaces: Cover or move anything that cannot be removed, such as large furniture or fixtures, to shield them from paint drips or splatters. Use drop cloths, plastic sheets, or painter's tape to protect floors, countertops, windows, and other surfaces not being painted.
    3. Clean the Surfaces: Ensure that the surfaces to be painted are clean and free of dust, dirt, grease, or other contaminants. Wash the walls with a mild detergent and water, and allow them to dry thoroughly before the painters arrive.
    4. Repair Any Damage: Inspect walls, ceilings, and other surfaces for cracks, holes, or imperfections. Repair these areas with spackle or putty, and sand them smooth to ensure a high-quality finish.
    5. Remove Wallpaper or Loose Paint: If wallpaper or loose paint is present, remove it before the painters begin. Properly strip wallpaper or scrape off flaking paint to create a clean, even surface.
    6. Communicate Your Expectations: Clearly communicate your expectations, color choices, and any specific requirements to the painters. Discuss any concerns or questions to ensure they understand your vision for the project.
    7. Consider External Factors: If painting the exterior, trim any shrubs, bushes, or tree branches that may obstruct access. Ensure the painters have a clear path and adequate space to work safely.
    8. Notify Occupants or Neighbors: If you're in a shared building or close to neighbors, notify them in advance. This allows them to take precautions, such as closing windows or moving vehicles.
    9. Secure Valuable or Fragile Items: Move any valuable or fragile items to a safe location away from the painting area to prevent accidental damage or disruption.
    10. Plan for Temporary Inconveniences: Be prepared for possible disruptions, such as limited access to certain areas or changes to daily routines. Coordinate with the painters to minimize inconvenience.

By following these preparation steps, you can help ensure a smooth and successful painting process when working with residential painters.

How much does a residential paint job typically cost?

The cost of a residential paint job can vary based on several factors, including the size of the home, the type and quality of paint used, the complexity of the surfaces, and your geographic location. On average, however, you can expect to pay between $2,000 and $5,000 for a standard-sized home.

Please check out this blog and vidoe where we breakdown how much it costs to do interior painting.

How long does a residential paint job usually take?

The duration of a residential paint job depends on factors such as the size of the project and the number of coats required. Typically, it can take anywhere from a few days to a couple of weeks to complete.

Do I need to prepare my walls before painting?

Yes, proper preparation is crucial for achieving a good paint job. You should clean the walls to remove dirt, dust, and grease. If there are any holes or cracks, they should be filled and sanded. Additionally, it's advisable to apply a coat of primer to ensure better adhesion and a smoother finish.

    Can I paint over wallpaper?

While it's technically possible to paint over wallpaper, it's generally not recommended. Paint may not adhere properly to the wallpaper surface, leading to a subpar result. It's often better to remove the wallpaper before painting to ensure a smooth and long-lasting finish.

How often should I repaint the interior of my home?

The frequency of repainting depends on several factors, including the quality of the previous paint job, the type of paint used, and the level of wear and tear in your home. On average, interior paint should be refreshed every 5 to 10 years. However, high-traffic areas like hallways and kitchens may require more frequent repainting.

Can I paint in cold or humid weather?

Ideally, painting should be done in moderate temperatures (around 50-85°F or 10-30°C) and when humidity levels are relatively low. Cold or humid weather can affect the drying and curing process of paint, leading to potential issues like poor adhesion or longer drying times. It's best to consult with a professional painter to determine the optimal conditions for your specific project.

Do I need to vacate my home during the painting process?

In most cases, you can remain in your home during a residential paint job. However, it's a good idea to discuss this with your painter, as there may be situations where temporarily vacating the premises is recommended, such as when strong odours or extensive work are involved.

How do you create color schemes, and how can I visualize them for my painting project?

We create color schemes based on expert color theory to ensure a harmonious look for your space. To visualize your own color schemes, we recommend using the Sherwin-Williams Color Tools available here. This tool lets you design and see different color combinations, helping you choose the perfect colors for your project.
