Before & After Examples
Where Do We Paint in Colwood
Pride Painting’s Victoria office is based in Oak Bay on Beach Drive, and we work the West Shore regularly.
We serve all neighbourhoods in Colwood including Royal Bay, Latoria, Olympic View, Triangle Mountain, Wishart, Colwood Corners, Lagoon and Ocean Boulevard.
Whether your place is a split level on Triangle Mountain, a new rowhome in Royal Bay, or an older home a block from Esquimalt Lagoon, the prep is what decides how long the finish lasts.
Painting in Colwood is rarely a simple recoat. It means washing salt off exposed elevations, repairing forty year old cedar rather than covering it, rebuilding caulking on newer builds, and working within strata palettes where they apply. That is the work we do here.

About Colwood

Colwood runs from the water at Esquimalt Lagoon and Ocean Boulevard up over Triangle Mountain and out toward Latoria and Olympic View. Fort Rodd Hill and Fisgard Lighthouse sit at the north end, Royal Roads University and the Hatley Park grounds anchor the middle, and the Royal Bay development has reshaped the south end over the past decade. It is a city of two housing stories: established 1970s and 1980s neighbourhoods on the hill, and brand new construction along the shoreline, with a lot of open ocean exposure in between.
Homes and Architecure of Colwood
Colwood splits neatly by era. Triangle Mountain, Wishart and the older Colwood Corners area are mostly 1970s and 1980s: split levels, ranchers and two storey family homes with stucco, T111 or cedar siding, wide fascia and generous eaves. Latoria, Olympic View and Royal Bay are almost entirely post 2005, built with fibre cement, board and batten accents, dark window frames and contemporary palettes, much of it in townhome and rowhome form. Along Ocean Boulevard and the Lagoon you find a smaller number of older waterfront homes and custom rebuilds. Two decades separate the styles, and they need entirely different coating systems.
What that means for a paint job:
- 1970s and 1980s cedar and T111 needs repair and priming, not just a topcoat
- Newer fibre cement fails at the caulking and trim joints long before the siding does
- Royal Bay and Latoria complexes usually carry approved exterior colour schemes
Weather and how it affects paint in Colwood
Colwood gets more weather than the sheltered eastern side of the region. Anything near Esquimalt Lagoon, Ocean Boulevard or the Royal Bay bluff takes wind and salt straight off Juan de Fuca Strait, which is hard on exposed siding, railings and window frames and makes a proper wash essential before painting. Up on Triangle Mountain, second growth fir and steady winter rain from November through February keep north elevations shaded and damp, so moss and mildew build quickly on older cedar and stucco. Summers are warm, dry and bright, giving a solid exterior window from May through September on the exposed south facing slopes.
Permits, bylaws and heritage rules for painting in Colwood
Repainting an existing home in Colwood does not require a building permit. It is maintenance. Two areas need attention before choosing colours.
Stratas and development permit areas. A large share of Colwood’s newer housing in Royal Bay, Latoria and Olympic View was approved under development permit areas that set form and character standards, including exterior materials and colour palettes. Those standards typically carry through into strata bylaws. If you own a townhome or rowhome in one of these developments, the strata council decides the exterior colour, not the owner. Confirm before you commit.
Heritage. Colwood’s protected heritage is largely institutional rather than residential, centred on the Hatley Park and Fort Rodd Hill areas, and those sit under federal or provincial stewardship rather than typical municipal residential rules. Residential repainting is very unlikely to trigger a heritage alteration permit.
Trees and access. The City regulates tree cutting and many newer subdivisions carry tree retention conditions from their original approval. Pruning for staging or lift access gets cleared first.
Recent Painting Projects Completed in Colwood

Interior, character home
A 1981 split level on Triangle Mountain. Years of moss washed off, failed cedar trim replaced, then a repaint in deep forest green with warm cream trim. It looks like it was always meant to be that colour.

Heritage exterior
An older home off Ocean Boulevard, a block from the Lagoon. Salt scrubbed off, exposed west elevation primed properly, finished in a storm grey with white trim built to take everything the strait sends at it.

Mid century exterior
A Royal Bay townhome interior. Full repaint across 1,600 square feet in a soft warm white, with a single charcoal feature wall in the main living space. Three days, start to finish.

Contemporary rebuild
A new build near Estevan Village, fibre cement and cedar accents, finished in a flat black with a warm white soffit. Modern lines, Oak Bay setting, no argument between the two.

"I would Highly Recommend Pride Painting!"
Their service was very customer oriented from the get go and they communicated well. The painters were professional, well mannered, and relaxed. I felt confident in their abilities and could leave them to their work without concern. I was happy with the result of the painting, save for a couple of minor imperfections which weren’t noticed until the paint had really come together. When I let Pride Painting know of my concerns regarding the imperfections, they took it seriously and, in my perspective, made it a priority to fix without delay. The painters were back quickly, within my availability, and remedied the imperfections. The end result was fantastic. I am very happy with this company, and would absolutely go to them again or recommend them to others.

When prepping a home for residential painters, here are some key points to keep in mind:
- Clear the Area: Remove any furniture, decorations, or obstacles that could hinder the painting process. Clearing the area will provide easy access for the painters and protect your belongings from potential damage.
- Protect Surfaces: Cover or move anything that cannot be removed, such as large furniture or fixtures, to shield them from paint drips or splatters. Use drop cloths, plastic sheets, or painter's tape to protect floors, countertops, windows, and other surfaces not being painted.
- Clean the Surfaces: Ensure that the surfaces to be painted are clean and free of dust, dirt, grease, or other contaminants. Wash the walls with a mild detergent and water, and allow them to dry thoroughly before the painters arrive.
- Repair Any Damage: Inspect walls, ceilings, and other surfaces for cracks, holes, or imperfections. Repair these areas with spackle or putty, and sand them smooth to ensure a high-quality finish.
- Remove Wallpaper or Loose Paint: If wallpaper or loose paint is present, remove it before the painters begin. Properly strip wallpaper or scrape off flaking paint to create a clean, even surface.
- Communicate Your Expectations: Clearly communicate your expectations, color choices, and any specific requirements to the painters. Discuss any concerns or questions to ensure they understand your vision for the project.
- Consider External Factors: If painting the exterior, trim any shrubs, bushes, or tree branches that may obstruct access. Ensure the painters have a clear path and adequate space to work safely.
- Notify Occupants or Neighbors: If you're in a shared building or close to neighbors, notify them in advance. This allows them to take precautions, such as closing windows or moving vehicles.
- Secure Valuable or Fragile Items: Move any valuable or fragile items to a safe location away from the painting area to prevent accidental damage or disruption.
- Plan for Temporary Inconveniences: Be prepared for possible disruptions, such as limited access to certain areas or changes to daily routines. Coordinate with the painters to minimize inconvenience.
By following these preparation steps, you can help ensure a smooth and successful painting process when working with residential painters.
How much does a residential paint job typically cost?
The cost of a residential paint job can vary based on several factors, including the size of the home, the type and quality of paint used, the complexity of the surfaces, and your geographic location. On average, however, you can expect to pay between $2,000 and $5,000 for a standard-sized home.
Please check out this blog and vidoe where we breakdown how much it costs to do interior painting.
How long does a residential paint job usually take?
The duration of a residential paint job depends on factors such as the size of the project and the number of coats required. Typically, it can take anywhere from a few days to a couple of weeks to complete.
Do I need to prepare my walls before painting?
Yes, proper preparation is crucial for achieving a good paint job. You should clean the walls to remove dirt, dust, and grease. If there are any holes or cracks, they should be filled and sanded. Additionally, it's advisable to apply a coat of primer to ensure better adhesion and a smoother finish.
Can I paint over wallpaper?
While it's technically possible to paint over wallpaper, it's generally not recommended. Paint may not adhere properly to the wallpaper surface, leading to a subpar result. It's often better to remove the wallpaper before painting to ensure a smooth and long-lasting finish.
How often should I repaint the interior of my home?
The frequency of repainting depends on several factors, including the quality of the previous paint job, the type of paint used, and the level of wear and tear in your home. On average, interior paint should be refreshed every 5 to 10 years. However, high-traffic areas like hallways and kitchens may require more frequent repainting.
Can I paint in cold or humid weather?
Ideally, painting should be done in moderate temperatures (around 50-85°F or 10-30°C) and when humidity levels are relatively low. Cold or humid weather can affect the drying and curing process of paint, leading to potential issues like poor adhesion or longer drying times. It's best to consult with a professional painter to determine the optimal conditions for your specific project.
Do I need to vacate my home during the painting process?
In most cases, you can remain in your home during a residential paint job. However, it's a good idea to discuss this with your painter, as there may be situations where temporarily vacating the premises is recommended, such as when strong odours or extensive work are involved.
How do you create color schemes, and how can I visualize them for my painting project?
We create color schemes based on expert color theory to ensure a harmonious look for your space. To visualize your own color schemes, we recommend using the Sherwin-Williams Color Tools available here. This tool lets you design and see different color combinations, helping you choose the perfect colors for your project.
