Heritage & Character Home Painting
Most people tell us the year before they tell us anything else. “It’s a 1912.” “It’s a 1926 Tudor.” “It’s a character home in Fairfield.”
That’s the right instinct, because on an older home the age is the job. What’s underneath the paint — original cedar siding, stucco, plaster, decades of layered coatings — determines what has to happen before a brush comes out.
Usually the thing that finally prompts the call is the exterior. Paint that’s peeling, flaking or chipping off the trim. Stucco that’s cracked. Fascia, soffits, gables and window sashes that haven’t been touched in longer than anyone can remember.
Sound familiar?
“We have a registered heritage home that hasn’t been painted in who knows how long. Have you worked on heritage homes before?”
“Our Tudor has stucco walls and wood beams, and one of the stucco walls is cracking. Can you clean it, repair it and paint it to match the other three?”
Yes to both. We work on character and heritage homes across Greater Victoria and Nanaimo — Fairfield, Fernwood, Oak Bay, Gordon Head, Esquimalt and Nanaimo’s Old City Quarter among them. Tudor, Craftsman, Arts and Crafts, Victorian, or simply an old house nobody has put a name to.
What matters more than the label is what we find when we look properly. The assessment on an older home takes longer than on a new one, on purpose.
Just bought a character home? See pre-move-in painting — the window before your furniture arrives is the easiest time to do this. Selling one? Pre-sale painting covers listing preparation. And original kitchens often come with original cabinetry, which is covered on our kitchen and cabinet painting page.

What’s Actually Different About an Older Home
On a character home the preparation is the job. The paint is just the last thing that happens. What we’re looking at during the estimate:
- Stucco — original stucco is common on Island character homes, particularly Tudors. Cracking needs cleaning and repair before it’s sealed and painted, and it should be matched properly to the rest of the elevations.
- Wood and cedar siding, shingles and trim — often original, often the part showing its age first. Scraping, feathering and spot priming bare wood is where most of the labour goes.
- Peeling and flaking — usually the reason people call. Sound paint can be prepared and topcoated; failing paint has to come off properly or the new coat fails with it.
- Original oil-based paint — latex over old oil without cleaning, sanding and a bonding primer is the single most common reason paint peels off older trim in sheets a year later.
- Plaster and lath — cracks and coved ceilings behave differently from drywall, and how a crack is treated decides whether it returns next winter.
- Original windows, doors and woodwork — most owners want these refinished and kept, not replaced. Layer buildup can bury a moulding profile; proper sanding brings the detail back.
- Water staining and old repairs — a hundred years of roof leaks and patches. Stains bleed through fresh paint unless they’re blocked first.
On rot and deferred maintenance: we’ll tell you what we find, including the things you’d rather we didn’t. But rot repair and carpentry aren’t part of our scope. If there’s a soft sill, a failing sash or rotted trim, that work needs to be completed by a carpenter before we paint. Plenty of owners handle this themselves or line up a trade first, and we’re happy to point out exactly what needs attention at the estimate.
If Your Home Is Heritage Designated
A designated heritage home comes with a little more process than a standard repaint, and it’s worth knowing about before you plan the work.
In Victoria, owners of heritage designated houses can apply for grant funding through the Victoria Heritage Foundation to help with exterior painting and other maintenance. There are conditions attached, including how the work is specified and inspected, and grants can’t be applied to work that has already started. If your home is designated, it’s worth checking the programme before you book anything.
Changing an exterior colour scheme on a designated home may also need approval from your municipality. Interior painting generally isn’t restricted.
Tell us at the estimate if your home is designated, on a heritage register, or in a conservation area, and we’ll work within whatever your property is subject to.
Why Character Home Owners Choose Pride Painting
An older home isn’t a surface to be covered. It’s a building with a history and a set of quirks, and it will punish shortcuts. The value is in the decisions made before the roller comes out: whether that crack needs taping or filling, whether that trim needs a bonding primer, whether the existing finish can be topcoated or has to come off. Every project starts with a proper assessment and a written estimate that separates preparation from painting, so you can see what you’re actually paying for.

Reviews for Our Character Home & Exterior Work
PETER RUSHTON
“We had Pride Painting restore the upper portion of our 1912 home. Gables, eaves, fascia and trim shingles; there were some very challenging areas. The crew of Alfonso, Alex and Liam were exceptional. They provided quality, knowledgeable workmanship along with excellent communication to keep us apprised of any unforeseen issues.”
KIRSTEN SEILER
“We hired Pride Painting to paint our heritage building in Downtown Nanaimo. They were very professional and worked with us to restore the original windows, and give the entire exterior a refresh. They were honest with their original quote, the timing to complete the job was impressive, and they did a complete walk-through once the job was finished.”
JAY SUTTONBROWN
“Robert and his team are outstanding professionals. The quality of their work was superb, and they came in on budget. Fantastic communication throughout the process, knowledgeable about the issues of 1930’s homes, and very tidy! We will have them back for exterior work in the spring.”
DIANE KALLAL
“I’m very pleased with my experience with Pride Painting. Rob initially gave me an estimate, which was reasonable, then Stacy came and filled cracks in the plaster, and repainted the kitchen ceiling. She was knowledgeable, friendly, and the tidiest painter I’ve ever seen. Overall, an excellent experience!”
SUUSA GEUER
“Thank you so much for a fantastic job! Pride Painting did a detailed careful job on our home. It’s a challenging house with lots of stucco and awkward angles. The whole crew was lovely to have around and our house now looks like a new place!”
DON WHITE
“The team from Pride did a great job on our very worn external window trim and fascia. They arrived on time, and worked quietly on the extensive prep work and painting. We appreciated the detailed bid, and communication throughout the project was excellent. We highly recommend Pride.”
What Does It Cost to Paint a Heritage Home?
The paint on a character home costs roughly what it costs anywhere else. The preparation doesn’t. An older home takes longer, and an honest quote reflects that rather than hiding it.
What moves the number most: how much of the existing finish is sound versus failing, whether stucco needs cleaning and repair, whether oil-based surfaces need bonding primer, how much trim and moulding detail there is, staining that needs blocking, and access around irregular rooflines and steep pitches.
We’d rather price the preparation the house actually needs than quote low and watch the finish fail in eighteen months. If the budget doesn’t cover everything, we’ll help you prioritise — usually the surfaces that are actively failing and the ones hardest to reach later.

Stucco, Tudor Beams and Original Siding
The Tudor is the style we’re asked about most on the Island, and it’s a specific combination: stucco panels with dark wood beams, trim and bargeboards. The two materials want different things. The stucco needs cleaning, crack repair and a coating that will breathe and stay flexible. The beams and trim usually need scraping back, spot priming and either paint or a fresh stain, and they’re often the part that’s weathered hardest.
Cedar siding and shingles are the other common Island character surface. Where the existing finish is sound it can be prepared and topcoated. Where it’s chipping or flaking off, that has to come off properly first — feathered back so the edges don’t telegraph through the new coat.
Coastal weather does the rest: salt air, mature trees keeping elevations in deep shade, and a hundred wet winters. South and west elevations almost always need more work than the sheltered sides, and it’s normal for a quote to reflect that rather than treating every wall the same.
Our Heritage Home Painting Process
- Tell us about the house — address, roughly what year it was built, interior or exterior, and any known peeling, cracking or staining
- We assess the surfaces properly — substrate, coating type, adhesion, moisture history and access, not just what’s in front of us
- We build the scope — a written estimate separating preparation from painting, with the trade-offs laid out where there are options
- We help with colour — period-appropriate or modern, and mindful of what your property may be subject to if it’s designated
- We prepare, protect and paint — scraping, feathering, bonding primer, stain blocking, and careful protection of original woodwork, glass and hardware
- We complete a final walkthrough — reviewing the work with you before we close the project out

A House That’s Stood a Century Deserves More Than a Quick Coat…
Somebody built this place with materials and methods that mostly don’t exist anymore. Then a series of owners looked after it, or didn’t, and the house has recorded every one of those decisions.
You’re the current custodian of that, which is a slightly grander way of saying: what gets done to it now is on you.
The good news is that older homes respond well to being taken seriously. Stucco repaired properly, the right primer over the right substrate, original trim prepared rather than buried — and a hundred-year-old house can look better than it has in decades.
Send us the address and roughly what year it was built. We’ll come out, look properly at what’s actually there, and tell you what the house needs.
No inflated promises. No pressure to paint things that don’t need painting. Just a clear conversation about your home and the best way to get it done.

Frequently Asked Questions
Why is the paint peeling off my old wood trim?
Most often because latex paint was applied over an original oil-based finish without proper cleaning, sanding and a bonding primer. Latex doesn’t adhere reliably to old oil, so it releases in sheets rather than wearing gradually. The lasting fix is preparing the surface properly and using the right primer, which is why trim work on a heritage home takes longer than it looks like it should.
Can you paint cracked stucco on a Tudor or older home?
Yes. Original stucco needs cleaning and crack repair before it’s sealed and painted, and the finish should be matched properly to the other elevations so one repaired wall doesn’t stand out. Tudor beams and trim are handled separately, since weathered wood usually needs scraping and spot priming before paint or stain.
Can you paint over plaster walls in an old house?
Yes. Plaster takes paint well when it’s sound and properly prepared. What matters is how existing cracks and previous repairs are handled first. Hairline seasonal cracking is normal in an older home and can be treated so it’s far less likely to return, though no repair on a moving building is permanent.
What about lead paint in a pre-1978 home?
It’s a reasonable thing to ask about, and worth raising at the estimate rather than mid-project. Paint from that era may contain lead, and intact paint on a wall isn’t the concern — disturbing it by sanding or scraping is. Testing can confirm it. Tell us roughly when the house was built and we’ll talk through the approach for your project.
Do you repair rot and damaged woodwork as part of the painting?
No. We’ll tell you what we find at the estimate, including things you’d rather we didn’t, but rot repair and carpentry need to be completed by a carpenter before we paint. Many owners either handle it themselves or line up a trade first. Painting over a soft sill or a failing sash only hides the problem and costs more to put right later.
