Where Do We Paint in Esquimalt
Pride Painting’s Victoria office is based in Oak Bay on Beach Drive, a short drive across the harbour.
We serve all neighbourhoods in Esquimalt including Saxe Point, Rockheights, West Bay, the Gorge, Esquimalt Village and the town centre.
Whether your place is a wartime home near Macaulay Point, a character house above the Gorge, or a townhome off Esquimalt Road, the prep is what decides how long the finish lasts.
Painting in Esquimalt is rarely a simple recoat. It means washing salt off before anything else, handling older layered coatings safely, repairing wood that has taken decades of weather, and working carefully on tight lots. That is the work we do here.

About Esquimalt

Esquimalt is a compact waterfront township with a naval history and a housing stock to match. CFB Esquimalt sits at its centre, and the streets around it were largely built to house the people who worked there. Saxe Point Park, Macaulay Point and Fleming Beach face open water on one side, the Gorge waterway runs along the other, and Highrock Park sits in the middle with a view over all of it. It is one of the most densely built and most salt exposed municipalities in Greater Victoria, and the paint on its houses works hard.
Homes and Architecure of Esquimalt
Esquimalt’s housing is heavily weighted toward the 1940s through the 1960s. Wartime and post war homes built around the naval base dominate: modest one and one and a half storey houses on small lots, often with stucco or wood siding, simple trim and later additions. Around Saxe Point, Rockheights and the Gorge you find larger character homes and some pre war stock. The township has also added a significant amount of low rise apartment and townhome development, particularly along Esquimalt Road and near the town centre. Newer infill duplexes and small multiplexes are appearing throughout.
What that means for a paint job:
- Wartime era homes usually carry several layers of previous coats, and pre 1980 lead paint is common
- Small lots and tight side yards make access and containment part of the planning
- Ocean and Gorge exposure means salt on nearly every exterior in the township
Weather and how it affects paint in Esquimalt
Esquimalt is surrounded by water on three sides, which is the single biggest factor in how paint performs here. Salt carried off Juan de Fuca Strait and the Gorge settles on siding, trim, railings and window frames year round, and any coat applied over unwashed salt will fail early no matter how good the product is. Exposed south and west elevations near Saxe Point and Macaulay Point also take steady wind and full sun. Winter rain from November through February pushes into the older wood trim and sills common on wartime era homes. The reliable exterior window runs late April into early October.
Permits, bylaws and heritage rules for painting in Esquimalt
Repainting an existing house in Esquimalt does not require a building permit. Routine maintenance and repair are the owner’s call. A few things are worth confirming.
Heritage. Esquimalt maintains a community heritage register covering a modest number of older residential and institutional buildings. A register listing on its own does not restrict alterations. A formal heritage designation or covenant is binding, and exterior work affecting protected features would need a heritage alteration permit. For most Esquimalt homes this simply will not apply, but it is worth a check if your property is on the register.
Stratas and rentals. Given how much of Esquimalt’s housing is townhome, apartment or purpose built rental, exterior colour decisions frequently sit with a strata council or a property manager rather than an individual owner. Interior repaints in rental units are a different matter and usually straightforward.
Trees and access. The township regulates tree removal and significant pruning. On the small lots common here, access for ladders and staging sometimes means working around planting, so confirm before cutting anything back.

A 1948 wartime home near Saxe Point. Salt washed off, failing sills repaired, then a full exterior in warm white with a deep green trim and door. Small house, big personality, built to take the wind.

A 1950s home on the Gorge side, up on Rockheights. Stucco patched, wood trim rebuilt where the water had found it, finished in a soft blue grey with crisp white. The Gorge view finally has a frame worth looking at.

"I would Highly Recommend Pride Painting!"
Their service was very customer oriented from the get go and they communicated well. The painters were professional, well mannered, and relaxed. I felt confident in their abilities and could leave them to their work without concern. I was happy with the result of the painting, save for a couple of minor imperfections which weren’t noticed until the paint had really come together. When I let Pride Painting know of my concerns regarding the imperfections, they took it seriously and, in my perspective, made it a priority to fix without delay. The painters were back quickly, within my availability, and remedied the imperfections. The end result was fantastic. I am very happy with this company, and would absolutely go to them again or recommend them to others.

When prepping a home for residential painters, here are some key points to keep in mind:
- Clear the Area: Remove any furniture, decorations, or obstacles that could hinder the painting process. Clearing the area will provide easy access for the painters and protect your belongings from potential damage.
- Protect Surfaces: Cover or move anything that cannot be removed, such as large furniture or fixtures, to shield them from paint drips or splatters. Use drop cloths, plastic sheets, or painter's tape to protect floors, countertops, windows, and other surfaces not being painted.
- Clean the Surfaces: Ensure that the surfaces to be painted are clean and free of dust, dirt, grease, or other contaminants. Wash the walls with a mild detergent and water, and allow them to dry thoroughly before the painters arrive.
- Repair Any Damage: Inspect walls, ceilings, and other surfaces for cracks, holes, or imperfections. Repair these areas with spackle or putty, and sand them smooth to ensure a high-quality finish.
- Remove Wallpaper or Loose Paint: If wallpaper or loose paint is present, remove it before the painters begin. Properly strip wallpaper or scrape off flaking paint to create a clean, even surface.
- Communicate Your Expectations: Clearly communicate your expectations, color choices, and any specific requirements to the painters. Discuss any concerns or questions to ensure they understand your vision for the project.
- Consider External Factors: If painting the exterior, trim any shrubs, bushes, or tree branches that may obstruct access. Ensure the painters have a clear path and adequate space to work safely.
- Notify Occupants or Neighbors: If you're in a shared building or close to neighbors, notify them in advance. This allows them to take precautions, such as closing windows or moving vehicles.
- Secure Valuable or Fragile Items: Move any valuable or fragile items to a safe location away from the painting area to prevent accidental damage or disruption.
- Plan for Temporary Inconveniences: Be prepared for possible disruptions, such as limited access to certain areas or changes to daily routines. Coordinate with the painters to minimize inconvenience.
By following these preparation steps, you can help ensure a smooth and successful painting process when working with residential painters.
How much does a residential paint job typically cost?
The cost of a residential paint job can vary based on several factors, including the size of the home, the type and quality of paint used, the complexity of the surfaces, and your geographic location. On average, however, you can expect to pay between $2,000 and $5,000 for a standard-sized home.
Please check out this blog and vidoe where we breakdown how much it costs to do interior painting.
How long does a residential paint job usually take?
The duration of a residential paint job depends on factors such as the size of the project and the number of coats required. Typically, it can take anywhere from a few days to a couple of weeks to complete.
Do I need to prepare my walls before painting?
Yes, proper preparation is crucial for achieving a good paint job. You should clean the walls to remove dirt, dust, and grease. If there are any holes or cracks, they should be filled and sanded. Additionally, it's advisable to apply a coat of primer to ensure better adhesion and a smoother finish.
Can I paint over wallpaper?
While it's technically possible to paint over wallpaper, it's generally not recommended. Paint may not adhere properly to the wallpaper surface, leading to a subpar result. It's often better to remove the wallpaper before painting to ensure a smooth and long-lasting finish.
How often should I repaint the interior of my home?
The frequency of repainting depends on several factors, including the quality of the previous paint job, the type of paint used, and the level of wear and tear in your home. On average, interior paint should be refreshed every 5 to 10 years. However, high-traffic areas like hallways and kitchens may require more frequent repainting.
Can I paint in cold or humid weather?
Ideally, painting should be done in moderate temperatures (around 50-85°F or 10-30°C) and when humidity levels are relatively low. Cold or humid weather can affect the drying and curing process of paint, leading to potential issues like poor adhesion or longer drying times. It's best to consult with a professional painter to determine the optimal conditions for your specific project.
Do I need to vacate my home during the painting process?
In most cases, you can remain in your home during a residential paint job. However, it's a good idea to discuss this with your painter, as there may be situations where temporarily vacating the premises is recommended, such as when strong odours or extensive work are involved.
How do you create color schemes, and how can I visualize them for my painting project?
We create color schemes based on expert color theory to ensure a harmonious look for your space. To visualize your own color schemes, we recommend using the Sherwin-Williams Color Tools available here. This tool lets you design and see different color combinations, helping you choose the perfect colors for your project.
