Before & After Examples
Where Do We Paint in Cordova Bay
Pride Painting’s Victoria office is based in Oak Bay on Beach Drive, a short drive up the peninsula.
We serve Cordova Bay and the surrounding Saanichneighbourhoods, including the Cordova Bay Ridge, Sunnymead, Mattick’s Farm, Parker Avenue, Doumac, Sayward and the waterfront.
Whether your place is a West Coast modern on the ridge, a rebuilt beach house on Parker Avenue, or a split level up near Mattick’s Farm, the prep is what decides how long the finish lasts.
Painting in Cordova Bay is rarely a simple recoat. It means matching stain systems to cedar and exposed beams, washing salt off the waterfront elevations, staging safely on steep lots, and respecting Saanich’s tree bylaw before anything gets cut back. That is the work we do here.

About Cordova Bay

Cordova Bay is a long east facing slope running down to one of the best beaches in Greater Victoria. Mattick’s Farm sits at the top of it, the Cordova Bay golf course and the Lochside Trail run through the middle, and the beach itself looks straight across Haro Strait toward James Island and Mount Baker. Elk and Beaver Lake are minutes inland. It is a quiet, heavily treed pocket of Saanich where mid century homes on the ridge sit above waterfront properties that take the weather head on.
Homes and Architecure of Cordova Bay
Cordova Bay is largely a mid century neighbourhood that has been quietly rebuilding itself. The ridge and the streets off Cordova Bay Road hold 1950s through 1970s ranchers, split levels and West Coast modern homes, many with cedar siding, exposed beams, wide eaves and generous glass angled at the water. Along Parker Avenue and the waterfront strip you find a mix of original beach houses and substantial custom rebuilds with contemporary detailing. Newer infill has been steadily replacing the smallest of the older stock. Above it all, the Cordova Bay Ridge and Sunnymead areas add larger family homes on treed lots.
What that means for a paint job:
• West Coast modern cedar and exposed beams need stain systems, not standard exterior paint
• East facing waterfront properties take direct salt exposure off Haro Strait
• Steep sloped lots often mean staging rather than ladders for the downhill elevation
Weather and how it affects paint in Cordova Bay
Cordova Bay sits in the driest part of the region, which gives a long exterior window from late April into October, but its geography creates two very different problems on the same street. Down at the water, east facing elevations take morning sun, wind and constant salt off Haro Strait, and any coating applied over unwashed salt fails early. Up on the ridge, mature Douglas fir and cedar keep north and west walls shaded and damp through the winter, and moss and algae build steadily on cedar siding and wide soffit runs. Prep here is genuinely site specific rather than one size fits all.
Permits, bylaws and heritage rules for painting in Cordova Bay
Cordova Bay is a neighbourhood within the District of Saanich, so Saanich’s rules apply. Repainting an existing house does not require a building permit. It is treated as maintenance. Two things matter locally.
Trees. This is the one that catches Cordova Bay owners. Saanich has one of the stronger tree protection bylaws in the region, and pruning or removing a protected tree without a permit carries real penalties. Given how heavily treed the ridge and the streets above the beach are, access for ladders, staging or a lift frequently means working around planting. If anything needs to be cut back, that gets cleared with Saanich first, not sorted out on the day.
Slopes and shoreline. Properties on the steep sections and along the waterfront may fall within Saanich development permit areas covering slope hazard or sensitive shoreline. Painting itself is not regulated, but site disturbance or equipment staging on a sensitive bank can be. Confirm before mobilising.
Heritage and stratas. Saanich maintains a Community Heritage Register, though Cordova Bay’s mid century stock is rarely affected. Townhome and patio home complexes in the area carry their own exterior colour schemes.
Internal note: verify against current saanich.ca pages and link out. Targets: Tree Protection Bylaw, Development Permit Areas, Building Permits.
Recent Painting Projects Completed in Cordova Bay

Interior, character home
A 1966 West Coast modern on the ridge above the beach. Cedar siding washed, sanded and refinished in a warm semi transparent stain, with the exposed beams and soffits left to show their grain. It reads like the trees it sits in.

Heritage exterior
An interior repaint in a 1970s split level near Mattick’s Farm. Main floor and vaulted living room in a warm off white, 2,200 square feet, with the original cedar ceiling refinished rather than painted over. Four days, and the light doubled.

Mid century exterior
A waterfront home on Parker Avenue. Salt stripped off the east elevation, weathered trim rebuilt, then finished in a soft dove grey with white sash and a deep navy door. Two hundred metres of Haro Strait, and a finish specified for it.

Contemporary rebuild
A new build near Estevan Village, fibre cement and cedar accents, finished in a flat black with a warm white soffit. Modern lines, Oak Bay setting, no argument between the two.

"I would Highly Recommend Pride Painting!"
Their service was very customer oriented from the get go and they communicated well. The painters were professional, well mannered, and relaxed. I felt confident in their abilities and could leave them to their work without concern. I was happy with the result of the painting, save for a couple of minor imperfections which weren’t noticed until the paint had really come together. When I let Pride Painting know of my concerns regarding the imperfections, they took it seriously and, in my perspective, made it a priority to fix without delay. The painters were back quickly, within my availability, and remedied the imperfections. The end result was fantastic. I am very happy with this company, and would absolutely go to them again or recommend them to others.

When prepping a home for residential painters, here are some key points to keep in mind:
- Clear the Area: Remove any furniture, decorations, or obstacles that could hinder the painting process. Clearing the area will provide easy access for the painters and protect your belongings from potential damage.
- Protect Surfaces: Cover or move anything that cannot be removed, such as large furniture or fixtures, to shield them from paint drips or splatters. Use drop cloths, plastic sheets, or painter's tape to protect floors, countertops, windows, and other surfaces not being painted.
- Clean the Surfaces: Ensure that the surfaces to be painted are clean and free of dust, dirt, grease, or other contaminants. Wash the walls with a mild detergent and water, and allow them to dry thoroughly before the painters arrive.
- Repair Any Damage: Inspect walls, ceilings, and other surfaces for cracks, holes, or imperfections. Repair these areas with spackle or putty, and sand them smooth to ensure a high-quality finish.
- Remove Wallpaper or Loose Paint: If wallpaper or loose paint is present, remove it before the painters begin. Properly strip wallpaper or scrape off flaking paint to create a clean, even surface.
- Communicate Your Expectations: Clearly communicate your expectations, color choices, and any specific requirements to the painters. Discuss any concerns or questions to ensure they understand your vision for the project.
- Consider External Factors: If painting the exterior, trim any shrubs, bushes, or tree branches that may obstruct access. Ensure the painters have a clear path and adequate space to work safely.
- Notify Occupants or Neighbors: If you're in a shared building or close to neighbors, notify them in advance. This allows them to take precautions, such as closing windows or moving vehicles.
- Secure Valuable or Fragile Items: Move any valuable or fragile items to a safe location away from the painting area to prevent accidental damage or disruption.
- Plan for Temporary Inconveniences: Be prepared for possible disruptions, such as limited access to certain areas or changes to daily routines. Coordinate with the painters to minimize inconvenience.
By following these preparation steps, you can help ensure a smooth and successful painting process when working with residential painters.
How much does a residential paint job typically cost?
The cost of a residential paint job can vary based on several factors, including the size of the home, the type and quality of paint used, the complexity of the surfaces, and your geographic location. On average, however, you can expect to pay between $2,000 and $5,000 for a standard-sized home.
Please check out this blog and vidoe where we breakdown how much it costs to do interior painting.
How long does a residential paint job usually take?
The duration of a residential paint job depends on factors such as the size of the project and the number of coats required. Typically, it can take anywhere from a few days to a couple of weeks to complete.
Do I need to prepare my walls before painting?
Yes, proper preparation is crucial for achieving a good paint job. You should clean the walls to remove dirt, dust, and grease. If there are any holes or cracks, they should be filled and sanded. Additionally, it's advisable to apply a coat of primer to ensure better adhesion and a smoother finish.
Can I paint over wallpaper?
While it's technically possible to paint over wallpaper, it's generally not recommended. Paint may not adhere properly to the wallpaper surface, leading to a subpar result. It's often better to remove the wallpaper before painting to ensure a smooth and long-lasting finish.
How often should I repaint the interior of my home?
The frequency of repainting depends on several factors, including the quality of the previous paint job, the type of paint used, and the level of wear and tear in your home. On average, interior paint should be refreshed every 5 to 10 years. However, high-traffic areas like hallways and kitchens may require more frequent repainting.
Can I paint in cold or humid weather?
Ideally, painting should be done in moderate temperatures (around 50-85°F or 10-30°C) and when humidity levels are relatively low. Cold or humid weather can affect the drying and curing process of paint, leading to potential issues like poor adhesion or longer drying times. It's best to consult with a professional painter to determine the optimal conditions for your specific project.
Do I need to vacate my home during the painting process?
In most cases, you can remain in your home during a residential paint job. However, it's a good idea to discuss this with your painter, as there may be situations where temporarily vacating the premises is recommended, such as when strong odours or extensive work are involved.
How do you create color schemes, and how can I visualize them for my painting project?
We create color schemes based on expert color theory to ensure a harmonious look for your space. To visualize your own color schemes, we recommend using the Sherwin-Williams Color Tools available here. This tool lets you design and see different color combinations, helping you choose the perfect colors for your project.
